By combining Zillow’s trusted data with intuitive, AI-powered insights, Listing IQ helps agents pinpoint the optimal list price, understand market demand, and showcase their expertise with clarity and confidence.
Demand Discovery is broadly available in Zillow Workspace, providing visibility into buyer interest for similar homes. Select users can also begin using the new Comparative Market Analysis (beta) and other local market insights within the Summary tab. We're hard at work polishing additional features and expanding access of Listing IQ reports within Zillow Workspace.
Summary
The Summary tab provides a quick, at-a-glance overview of all the analytics that make up the home’s valuation range and price. It consolidates the key data points used in the reports, including the specific comparable properties chosen with a map of their locations, relevant market insights, and a local demand analysis. It also features a helpful AI Summary, which provides a simple, plain-language explanation of what all these analytics mean and how they contribute to the final valuation.
To ensure the insights presented in this report are accurate, double check that the property details are correct. To make changes, click Edit.

To fetch the most up to date valuation and comps for the property, click Reset report. Any manual changes made to the report will be discarded.

The estimated home valuation range describes the range in which a sale price is predicted to fall. After an agent makes edits to the report, the displayed valuation range may no longer reflect Zillow’s estimated range.
The size of this range can vary for different homes and regions. A wider range generally indicates a more uncertain estimated home valuation, which might be the result of unique home factors or less data available for the region or that particular home. It's important to consider the size of the estimated home valuation range because it offers important context about the estimated home valuation’s anticipated accuracy.

To view the selected comparables in a map view, click View Map.

Click View Demand Discovery to open the full report. From there, agents can compare different price points to see how buyer interest varies for similar homes. The data presented in this view shows the average page views, saves, and shares for similar listings based on the estimated home valuation shown at the top of this summary.
The Market insights section offers a high-level overview of market performance, featuring a month-over-month trend analysis. Key metrics include list-to-sale price ratio, median listing price, average days to pending, and total for-sale inventory.

The Listing summary is AI-generated and synthesizes critical data points—including list price, price range, selected comparables, and market demand insights—into a cohesive narrative. This transforms raw numbers into an interpretive story, allowing agents to translate these insights into valuable takeaways for clients.
Click View full summary to access the detailed narrative. If the report has been customized, agents will have the option to regenerate the Listing summary to ensure that any manual updates are incorporated before the report is shared with clients.
