Demand Discovery is broadly available in Zillow Workspace, providing visibility into buyer interest for similar homes. Select users can also begin using the new Comparative Market Analysis (beta) and other local market insights within the Summary tab. We're hard at work polishing additional features and expanding access of Listing IQ reports within Zillow Workspace.
Demand DiscoverySM
Demand Discovery leverages Zillow’s robust engagement data to show agents how buyer interest varies at different price points for similar homes, helping agents confidently set a strategic list price for prospective listings and explain their recommendation to clients. It does not recommend specific prices – Demand Discovery allows agents to compare expected demand at multiple price points and generate reports for sellers.
Similar listings include nearby For Sale by Agent listings that match property types, price ranges and other search criteria.
Before generating your Demand Discovery report, make sure you review and edit the property details and enter up to 3 potential listing prices that you’d like to compare. It’s important that the property details are accurate to ensure the most comparable similar listings are chosen.
Once complete, click Generate report.
The top of this report shows the property details you entered when you first clicked into the Listing IQ (Beta) tab. If you need to make edits, click the pencil icon. You can share or download this report for your clients by clicking the Share report button.
The Compare pricing strategies section is where you’ll see the different listing prices that you’d like to compare. You can edit the prices by clicking the pencil icon and delete by clicking the trash can.
In the three Total interactions on similar listings charts, you can compare the average page views, saves, and shares of similar listings on Zillow at the different price points you selected above. Use the drop down in the top right corner to change the date range for this bar chart and the line chart below.
Use the Trending interactions on similar listings chart to compare how the average page views, saves, and shares for similar listings changed over time. Adjust the metric (page views, saves, shares) on the chart using the drop down in the top right corner.
